Selective Site Consultants, Inc. (SSC) provided many services in order to bring to reality a 22,000 sq. ft. switching facility for a major wireless carrier. This facility was deemed essential to the Client's network because of capacity constraints and was mandated to be ready for switching equipment installation and testing one year after the beginning of design.

Site Acquisition

SSC provided multiple property site candidates that met narrow Client restrictions regarding proximity to existing infrastructure and site buffering from hostile environments. SSC aided in final site selection and throughout the contract negotiations with landowners.

Zoning

SSC's zoning specialists guided the project through the City's zoning procedures that included numerous hearings and bureaucratic roadblocks. Amid public opposition, SSC was successful in having the property rezoned from Residential to BP-1 Planned Business Park that allowed the project to move forward. As a requirement of the zoning process, SSC also facilitated the replatting of the property, which involved negotiating a County approval process.

Design

SSC managed multiple design subcontractors including the architectural, electrical, mechanical, and security and fire protection design firms and verified that all subcontractors adhered to the Client's complex and continually evolving design criteria. SSC completed the structural design in house. The design of the project finished within the Client's timetable of supplying finished design drawings and specifications for bid within four months after design commencement.

Permitting

SSC negotiated the City permitting process and successfully permitted the project in the face of difficult site water drainage issues.

Bidding

SSC solicited contractor qualifications and designated a list of qualified firms on a select bid list. An RFP was developed by SSC and forwarded to select contractors. Because of the compressed schedule, permitting ran concurrent with the bidding process. In addition, during the bidding process, Client specified design parameters were altered. SSC coordinated the changes in the design and the addressing of City comments, and kept contractors informed of changes using an addendum process. SSC evaluated bids and provided a contractor recommendation to the Client.

Construction Management

SSC managed the construction of the project from start to finish. The Client's request that certain essential rooms be completed early for installation of switch equipment was successfully met, and equipment was brought on line within schedule. Services provided include contractor management, shop drawing review, evaluation of pay requests, evaluation of inspection reports and punchlists.
