Site Audit Project
Northeast

An SSC team of four Site Acquisition Specialists spent three weeks onsite at a major Northeastern United States wireless telephone carrier to compile, audit, and evaluate the existing files related to that Carrier's present one hundred eighty eight (188) site network.  For each site, SSC specialists determined what steps were needed in the way of lease amendments, zoning or permitting filings, or construction related issues toward the ultimate goal of the carrier to upgrade its system to 3-G capabilities.

Toward that end, each file was first dissected and rearranged into Site Acquisition, Title, Leasing, Zoning, Permitting, and Construction categories to allow for greater ease of examination toward providing the Carrier with a "File Contents Review Form" accurately assessing the contents of each file.

Each site was then determined to be either company owned or leased premised. If the site was leased, the lease was then examined to determine if landlord notice, consent, or a lease amendment would be required to make alterations to the site. The determination of these issues was then provided to Carrier by way of a "Lease Review Synopsis".

Each zoning or permitting jurisdiction, both State, County, and Local, wherein a site was situated was then contacted and informed of the particular alteration pending to that specific site. A course of procedure to effect the zoning and permitting of the alteration was then agreed upon with the jurisdictions and the Carrier notified of the requirements and the time frames involved by way of the "Zoning Synopsis Form".

The project culminated with providing Carrier with a detailed spreadsheet containing all pertinent information gathered in an easy to read and digest format.
