Acquisition Services offered by SSC include following a comprehensive
series of steps to ensure that the chosen site meets all client
specifications and local zoning/permitting requirements.
In general, a five step process is followed:

Search Area Review
SSC locates possible site candidates within
the specified search area. SSC will identify any existing structures
and review the applicable zoning ordinances for time frames and
compliance.
Identification of Candidates
SSC meets with the prospective landlords to
assess their willingness to participate. Legal, real estate and
technical information is obtained for each candidate site resulting
in a site candidate information package. The client approves
the list of primary candidates.
Lease Preparation
SSC negotiates and drafts a lease agreement,
coordinating with the client's legal counsel. Any supporting
site information is included in a complete lease agreement package.
Zoning/Permitting
SSC orders a survey (when required) and coordinates
with the Engineering and Design team to prepare and file the
zoning/permitting application. SSC attends all hearings and makes
the necessary presentations before local zoning authorities.
Design and Construction
SSC ensures that the construction document complies
with the lease agreement and the jurisdiction's zoning requirements,
and coordinates with landlords during construction. |
